SKP-S Beijing — Atrium Tunable White Retrofit

Project: SKP-S Beijing — Central Atrium & Luxury Walkway relight Location: 87 Jianguo Rd, Chaoyang District, Beijing Scope: 3,200 m² atrium · 540 luminaires · KNX backbone + DALI-2 zones Delivered: Q2 2025

Brief

SKP-S sits next to the original SKP and is China's top luxury retail revenue benchmark per m². The 2017 lighting (fixed 3500 K halogen + first-gen LED tracks) had three measurable problems shoppers complained about on Xiaohongshu and Weibo in late 2024: tenants like Bottega, Hermès and Loewe were specifying their own 2700 K shop fits that clashed visibly with the 3500 K common areas; brown leather goods at concession edges looked grey; and the 11:00 daylight scene felt "cold and operating-room" in shopper interviews.

Solution at a glance

  • CRI 97 / R9 > 90 Phosphor-converted LEDs across the atrium — leather and gold reads accurately
  • Tunable 2400–5000 K on every track head — concession boundaries blend with tenant fits
  • KNX backbone ties façade, atrium and HVAC interlocks; DALI-2 DT8 drives the luminaires
  • Six pre-stored scenes plus astronomical clock (sunrise / morning / midday / golden hour / dusk / late)

Commercial impact (first 90 days)

  • Average dwell time in the atrium: +18% (in-store anonymized Wi-Fi data)
  • Conversion on ground-floor concessions: +6.4%
  • Energy use: −39% vs. baseline halogen + LED hybrid

What we'd do differently next time

A second commissioning week — luxury tenants signed off on day-1 settings, then re-spec'd six months later. Build a second tuning visit into the contract. Also: install one sky-camera per atrium glazing so the auto-CCT scene reacts to real Beijing winter haze, not just the astronomical clock.
